i recently attended a county auction and was informed that the county issues quit claim deeds on those properties. I did some research on quit claim deed, but it’s kinda confusing…Has anyone bought a property and recieved a quit claim deed? if so, are there problems with those deeds?? if i wanted to sell it a few months later, is it a problem???

A Quitclaim Deed… Definition: A deed operating as a release; intended to pass any title, interest, or claim which the grantor may have in the property, but not containing any warranty of valid interest or title in the grantor.
I believe they are deemed reliable but not guaranteed, in other words you could have issues with ownership or if it is a free and clear title. Do they issue title insurance? If so does it protect you against certain things such as contractor liens? In some states contractors have a year to file a lien on a property after the work has been done.
You might consult the title company you do business with maybe they can help you clear up what the quitclaim deed is used for.
I thought you used it when you got married and wanted your spouse on the deed.?
