Quick question for the wholesalers

I found a house that I niether have the means to buy nor repair, it is too big of a project for me. I would like to wholesale it to a larger investor. I’ve got repair data, permit data, and comps. Here’s the question:
Do I need to get it under contract to wholseale it, i.e. sell the assigment of the contract?

Yes, otherwise, it’s just a bird dog…and you have no control of the property.

Thanks Keith, that’s what I thought.
Can you recommend a way to do that?
The property arv is 350k-400k, he is asking 150k. It needs close to 100k of work and he has about 50k into it total. I know I could get it from him for less than 100k if I offered cash. But without cash, I could propbably only tie up the property for 30 days.
What would prevent the investor that I pitch this to from going around me?

If I’m going to wholesale a deal to another investor, do I still need to figure out the holding expenses?

If so, how do I figure that out and what is it based on?
