Questions to ask the motivated seller.

Can anybody give me the points to ask a motivated seller when they call, i.e. value of their home, amount owing on 1st/2nd etc. Obviously this is the information an investor is going to need prior to flipping the property.

When you call a seller how do you know if they are motivated already? Just because they have a house for sale does not mean they are motivated.

There are questions you want to ask them questions to find out IF they are motivated or not.

Of course you have to ask the basics - the price they are asking, if they own it free and clear or not, what are the estimated repairs and things like that.

To tell if you have found a motivated seller - you wan’t the seller who needed to sell a week ago. You want to find out what their pain is and how you can help them. I like to find out how long the property has been for sale, what are their plans if the house sells and I even ask what will you do if it doesn’t sell.

Sometimes that last question is a huge shocker and they have no idea how to respond. I say to find out what their plans are because usually when someone is trying to sell their house, they have already spent the money in their mind and need to get out as soon as possible.
