I just got a realtor license and I live in AZ. I have two questions and need advice. There are so many companies to choose and I am not sure which one. It is very confusing. For example, 100% commission, 50% - 70% split commission, desk fees, no fees, provide leads, no leads, training and etc.
The second question is as an agent do I need to split the commission or tell the broker when I buy houses from FSBO, distressed homeowner or pre-forclosure not on the MLS.

Glad you’re asking now rather than later. Big question… why did you get a license? Did you plan to take the traditional approach or were you going to “specialize” and work with investors? When you know that, you can best plug yourself in. By the way, as an agent, you will be bringing your principal broker into every transaction whether you know it or not. They are responsible for your actions and I’m sure they would want to know about the FSBO transaction. I’d sit down and discuss it with them. As for the split, it comes down to how adept you are at prospecting. Very adept= high % Not adept=low%. I’m with Remax so of course I would say talk to them.

The best thing to consider is ongoing training, 100% of 0 is still 0, if you have not learned to market, contract and work in the field of real estate. Choose the broker in your area with the best training, my personal opinion for DFW you cannot beat the Ebby training. Once you are more seasoned you can decide if you want to work with a company that provides alot of ongoing training or if you just want to be left to do your thing. On a cynical note, from many of the posts here, remember you will be asked to split your commission with principles on the transaction in addition to your broker.
