Questions for investors who lend private money.

I have a few questions in regards to private money loans secured by notes. These questions are for investors only please.

  1. As an investor what do you look for in a good deal when it comes to lending out private money seconds or first.

  2. What is the absolute max CLTV you would go as an investor.

  3. As an investor are you willing to take more risk if the interest rate is above 16%.

  4. What are you looking for when you look at scenarios.

The reason why I am asking is because I am a loan officer looking for private investors not a middleman. Can anyone please give me some insight on this ? I am open to ideas and any information that you can give me.

I have been a PI and the best way to find PI or HML is go to your title companies they do the closings for us and we and have a relationships with them.

You can also find PIs putting an ad in money wanted and specify what you are looking for and they will call you.

EQUITY first CREDIT second.

Now for seconds it is a higher risk so again more equity and better credit.

  1. What is the absolute max CLTV you would go as an investor.

It was to be what the market can stand In UTAH you would not beable to lend your money out very often if I just did 65%LTV it is rear to find that kind here so the common amount is 70-80%LTV

  1. As an investor are you willing to take more risk if the interest rate is above 16%.

NO NOT REALLY a risk is a risk and payment is not a motivator especially above 80% we are more interested in getting our investment back plus.

What is a motivator is the equity and credit and intially investment that the borrower willing to put down on the property

  1. What are you looking for when you look at scenarios.

This is too broad of a question. EACH house EACH borrower is different and needs a case by case analyisis and are as different as each of our fingers finger prints.
