What is CAM reimbursement?
CAM’s are Common Area Maintenance charges. These are usually part of a triple net (NNN) lease where the lessee pays the landlord’s taxes, insurance, and common area maintenance costs. They are the costs all NNN tenants share such as parking lot, roof, and elevator maintenance, as well as building security, trash collection, and common area utilities (i.e. common area lighting).
CAM’s are usually calculated by the building’s management company or landlord and prorated based on the percentage of the entire building leased by the individual tenant
