You want the recent sold comps in the area of the investment home.
To obtain a true appraised value of a property you will need an appraiser. To obtain “ballpark” figures you can use “zillow” and similar programs. These values are usually based on tax values.
You actually have two different questions here:
(1) Your subject, “Where can I go to find the exact Market Value of a home?”
(2) “I want to know how to find Appraise Value”
These may not be the same thing.
The market value is the amount that a willing and qualified buyer will pay for a property. The ‘appraised value’ is an educated guess by an appraiser to what he thinks that a property is worth.

The only way to determine exactly what a home is worth is to put it on the market at a reasonable price and see what a buyer is willing to pay for it. You can certainly use the comparable sales approach but in a declining market you will need to put much more emphasis on what is currently available as they will be your future sales and current competition. To be safe spend some time doing a thorough analysis of the market and comparables and than subtract ten percent.
You need MLS access or the ability to have your realtor pull actives and solds to get a good idea of your market and what’s selling vs. what’s not.
There is nothing better than the MLS in my opinion.
