Question for Panhandle Investors

I’m looking to invest in the Florida Panhandle. Do you suggest:

1. Panama city or Pensacola?

2. Single Family Houses or duplexes/fourplexes?

3. Go for it/Stay away from Panhandle/you can’t invest from a distance?
