Question - bathroom feature on rental

Hello rei,
I gave my rental for property management and they suggested a list of items to do before marketing. One of the item is to change the vanity in the bathroom. The existing fixtures are dark almond color and they installed a white vanity, which does not match the other fixtures. Is it worth asking the PM to change it as it needs to be special order. Does it effect the Prospect rental or they don’t care on this feature. By the way the special order is also going to cost more. Please suggest. Is it worth it changing.

The rent is $1200 so it is not in the low income area, it is in the middle of the road neighborhood.

It’s hard to say, without a visual.

Don’t let the PM wag your tail. If the bathroom works, and is clean …leave it alone. When you’re ready to sell the property, then replace the mismatched vanity. Meantime, renters won’t care, and you won’t get more money by switching out the vanity.

If you spend $200 switching out the vanity, how many months will it take to recoup your investment, if it doesn’t mean more rent?

Answer: Forever.

If the PM wasn’t focusing on things that didn’t work, or were worn out, or damaged, the PM is just working you over for money, or they’re just incompetent at marketing.

Meantime, tic toc, the house it empty, and every day that goes by is lost rent that you’ll never get back.

Thank you for the post. Actually it is me who is asking them to match the color but not the PM. When I handed over the house to PM, they did a walk thru and gave me a list of items to fix/replace to make it rent ready. At that time I asked them if they will match the color of the vanity but looks like the lady who is a point of contact for me didn’t talk to the boss and gave me an answer on her own. Now the owner gave me an apology and said he did not talk to that lady on this and said he will do some research and came back to me saying it is 200 more than the current one which is only 109. I talked to the PM owner he said the same thing you mentioned and suggeted I change the vanity to match when it is time to sell. I think they are being reasonable but a little slow.

I stared at that picture for probably an hour (not really), trying to figure out what you’re talking about. Then I realized you were talking about the vanity matching the tub and toilet color…

Your tub and toilet colors are as fugly as sin. You should think about switching those things out when you’re ready to sell, NOT the vanity.

The vanity looks great, and is a standard color and installation, and should NOT be screwed with. Nobody is going to appreciate a barf pink vanity …without being on drugs…!

Javipa, Thank you for the comments. You re-assured my decision. I am also thinking in the same lines, down the line if the toilet needs to be replaced then I have to go thru the same process, which is lot easy if I change to standard installations.

You know, I’m just surprise they ask you to change it. It’s not a serious problem that should be replaced as soon as possible! It’s not the leaking roof or something broken in the flat, it’s just the estatic case. Who knows, maybe you like this white vanity in the bathroom and it’s important for you to make an accent on it. Their request is just ridiculous. Tastes differ, and people are worried about good apartment conditions, not about the color. If the bathroom works, has everything to satisfy tenants demands, then leave it!
