I have a property that I bought before I started my LLC. What is the easiest and best way to transfer this from my personal to my company
The best way is to sell the property to the LLC via warranty deed.
What do I sell it for? What about a quit claim deed?
Nothing says you can’t use a quit claim. If you just give it to the LLC or sell for less than FMV, it can present a fraudulent transfer concern later.
My neighbor is leasing the property his own property to the LLC. Does anyone have experience or comments on this approach?
This doesn’t separate him from the business. The owner is always the responsible party and the manager is just another person to sue. Separate ownership from control. Get rid of the ownership and lose the liability. Keep the control and get all the benefits.
