I have a rehab project that is about 3-4 weeks from being finished. It still needs second coat of interior paint, refinish hardwoods downstairs, install carpet upstairs, install light fixtures/fans, install appliances and some minor landscaping.
The question is, do I go ahead and stick a for sale sign in the yard or do I wait until it’s completely done. I can see pros and cons of both and just wanted some other opinions.
As soon as the outside looks good. Put your sign out.
Flyer the neighborhood with the pick your neighbor campaign.
But still do not let anybody inside. Start a contact list. Let them know that they will be contacted so that as soon as the inside is ready, they will be the first ones in. Becouse of insurance reasons you cannot let anybody in just yet.
If you are not on the job site let your contractor know that if anybody from the list he gets for you buys the home you will give him $500.00 .
Do what you can to get your buyers lined up a head of time.
Great advice! I know a company that actually lets the qualified buyer dictate what they do to the rehab. They let the buyer select colors, carpet, vinyl, etc., just like when you have a house built. Then he makes a killing on the labor and in 2-4 weeks the customer moves in to the house they want the way they want!
Have you ever had a flyer in your door about a home in you area for sale. It tells all about the home. In the flyer it states that you can get paid $$$ to find a buyer.
It ask. Why have sombody move in that you might not like?
