Purhase Option Investing

been reading Peter Conti’s “How to Create Multiple Streams of Income Buying Homes in Nice Areas with Nothing Down” and would like to hear from those of you with experience employing the Purchase Option Investing method and its pros and cons

I would imagine that with the current market here in San Diego, CA and for a new investor wanna-be (gonna-be) this would be a good entry opportunity? pros/cons?

Haven’t read the book. What are the basics of the plan?

in its simplest form - you control a property (from a motivated seller) and change the terms with which you make available to a new tenant/buyer (rent to own concept). - nothing new i’m sure, maybe its recognized by another name? like i said i’m a new investor in the making
