PURCHASING FROM ELDERLY TRUST

Hi, I just submitted a purchase offer for a farm that is being sold by an elderly gentleman. He has other properties for sale and they are all held in trust by a local attorney. His POA is a guy that has an interest in his farm for sale also. This is a small town and I think I just got in the middle of something. The attorney said I didnt’ have to give a written offer, but I personally delivered it to the seller and am sending a certified one to the attorney so at least I know it’s on record. I smell something funny. Does his attorney have to tell the seller of the offer I made? Any advice?
