approval by unqualified “inspectors” (could be unqualified friend or relative)
overly specific financing (x% with Y points and z closing costs
approval by “partner” or spouse
contingencies on sale of their property without right of first refusal and yuor right to continue marketing your property - Shifting of closing costs from buyer to seller
Why not avoid the problem altogether and have your own contract ready for the buyer?
