Purchaser's Contracts

Happy Holidays!!! I am considering selling my rental property myself. Need suggestions on what to look out for when reviewing contracts from potential buyers?


  1. Weasel Clauses
    approval by unqualified “inspectors” (could be unqualified friend or relative)
    overly specific financing (x% with Y points and z closing costs
    approval by “partner” or spouse
    contingencies on sale of their property without right of first refusal and yuor right to continue marketing your property
  2. Shifting of closing costs from buyer to seller

Why not avoid the problem altogether and have your own contract ready for the buyer?
