Haha, your trying to wholesale a property thru a Realtor? It would be easier to climb Mt Everest in your underwear dragging a 30’ motorhome with flat tires and the brakes locked…
I suggest finding deals thru private sellers, homeowners, FSBO’s.
There are no proof of funds requirements, no earnest deposits, no smart ass know it all Realtor to deal with.
I wont say its impossible to wholesale thru a Realtor, I just did my first one and made $12,000 and I was shocked he didn’t ask for a proof of funds and an earnest deposit. And it went smoothly and was easy. This is not typical. Most times its an exercise in futility.
Dealing with homeowners is a lot less painful.
