Probate?

I have stayed away from the probates and I need some info. A friend of mine wants to purchase a house for personal use but the owner just passed away. How does this work and how do I find out who is or will deal with this home? I told this friend that I would try to find out some information on how to go about this. Thank you in advance!

You can contact the probate court to inquire about the property, you can also try talking to the neighbors or anyone who knows who is handling the estate. Talk to other investors, agents, attorneys, etc in your area to find out how it works. Best of luck.

Uncontested probates are easy… Contested are not… I tell everyone to have within their COI a probate attorney… Take them to lunch and learn the ropes… Its fairly straight forward…

To find the party responsible for the property put a for sale sign in the front yard…

Is it absolutely necessary to go to the courthouse to locate probate cases? I live pretty far away from mine. Is this usually online or no?

Depending on the County you might get lucky and they will have posted the probate cases online. There are two sites that I know of that could give you probate leads for a price…USProbateLeads.com and USLeadList.com

Someone bought the Exclusivity for my county from USProbateLeads so they wouldn’t sell me any leads. So now I’m looking at USProbateLeads. If all else fails I will pay someone to go to the courthouse for me and pull the probate files.

I tried using USProbateLeads.com but the county i wanted had an exclusive subscriber so no dice. I know one investor in California that uses USLeadLists.com and recommends the inherited list.
