Private lending....

I am looking for apartment buildings in a particular market right now. I put an offer in on 1 earlier this week that got rejected. (I expected it to, the offer was well below what the seller wanted.) I am currently investigating another property. On this deal I am looking to borrow money from private investors in exchange I am offering a 25/75 split. 25% of profits are mine, 75% to the investors. That is ownership not just cashflow. I have a full team in the city, management, cpa, attorney, mortgage etc lined up.
