Purchase Price $120,000.00
Appraised Value $204,000
State: Maryland
Willingly to pay Interest Rate 10-12%
Interest Only for 1 year

You say you want 70% LTV. Is that of the after-repaired value, or of the 120k?

How is your credit (doesn’t have to be great private money lending) ?
