but retail o/o for 150,180,000
i use 150k right
but i have invstors saying they comp at 125 what is th true # 125,150,180

the formula

150,000 x .65=97,500-repairs 20,000 =77,500 x .90=69,750 max offer to bank

agents are telling me they have20 offers over list, i just stick to mysteves formula #s right

or do i need to be looking at more olderjunkers,i have buyers that will buy at 95 k an less
