Preforeclosure, Foreclosure, Bankruptcy, and failed Bankruptcy - the diff?

I’m seeking knowledgable comments on the legal differences ( of the above terms speciifc to selling one’s RE), and at what stage it is most lucrative to attempt to buy the properties.

But what I am looking for from this group is first-hand experience or knowledge from an investors point of view…at what point is it best to approach the distressed homeowner…bankruptcy or foreclosure.

I’m thinking the bankruptcy stage, so perhaps I should be asking…

Does anyone have experience buying homes when they are in the bankrupt stage?
