Preforeclosure confusion!!

HI Everyone,

I have just read the Civil Code 2945-2945.11 which is on foreclosure consultants, which i assume means us investors! It seems like there are so many regualtions and ways the owner can sue. Basically, when a person is in NOD and i sent my letter, all i have to do is make their backpayments, they deed me the house and then i can turn around and sell it?? I know there is a five day waiting period where the owners can cancel, but is this the jist of it?? ( I am from CA )
