Pre-foreclosures

Hi does any one have suggestions on what is the best way to contact home owners who’s properties are in pre-foreclosure. I know you should contact them by direct mail. But what do you say?

Best way according to the systems i have is thru door knocking. Mail is not usually read unless you make really unusual. Bright envelopes, stikcing something in the envelope to make it stand out from the rest. Again, most envelopers are usually tossed in a pile and never read.

I’ve heard postcards might have a better chance of getting read than letters since they don’t have to open it, but don’t put anything about how you know they’re going through foreclosure or whatever it is.

Just a general statement that you buy houses, maybe list various situations that you could help them out of. Why they should choose you. (fast close, pay cash in a short amount of time, no costs for them, no hassles/pressure to sell etc.)

To be the most effective you may want to consider doing postcards and followup with door knocking.

I do preforeclosures. I get good results with mailings. You might look in the marketing forum “sure fire way to get call backs on your mailings”

I’ve done mailers myself the ratio has been questionable because most people stay in denial until the 11th hour,
I’ve tried calling they don’t answer the phone because their ducking the other bill collectors, But if mailers work for you, I’d consider it again for myself. But I do recommend getting the Lis Pendens from the paper or your local land records office, not those foreclosure list services that give bad or never updated information. It’s a good chance that in the next year I will have fresh lists available before the Lis Pendins is even filed.

You’re absolutely right about folks in foreclosure being in denial untill the last hour. Most of my calls come with less than 2 weeks before the auction date. Having a list early, while may be nice, still wont get them to call untill their backs are up against the wall. Most of the mailings done early get tossed by the homeowner. A few do call…but not many at that point. Its not untill they are desperate that they call. You might time your mailings to that “desperation” window.

You’ve been there I see. I once did post cards with a couple of different messages like " Your in foreclosure and the clock is ticking!

Well bfore the lender file a lis pendins I’m called in to attempt to refinance the borrower.

If most people in pre-foreclosure don’t act until the 11th hour, does it really matter if you’re the first to reach them? I always get offers for some service and I choose the one that stannds out to me, not the one that I received first. I doubt I can even remember which one came first ???

I can only get to the clerks office once a week due to work taking up my time. I would like to use those list sites but have noticed they list about a week later. Does that really matter?

Yes it’s true that these people wait until the wolf is at the door but which side of the door are you really on the inside or the outside, they’re loss is your gain being ambivalent at a time like this can only go bad for the homeowners in question.

Those list Co’s are all bogus in my estimation they give you outdated or just bad information. I check the legal notices get the notice of sale articles that are required to be listed in just about every state. Look in the classified section it could be your best friend you may even be able to go to your local paper online and see legal notices.

If you tell me where you live I’ll find the list’s for you.

I found the listings on the sbsun.com site click on classifieds go to the bottom of the page and you will see the legal notices
