Pre-Foreclosure with CASH!!

Can you expidite the short sale process, if you personally have the cash on hand.

Say a property is 70k and you can get the bank to accept 45k, does it go faster if you have the cash right there? Does cash on hand speed up any of these deals?

Cash is King!! If you have cash and you let the loss mitigator know you can pay cash and close within 7 days from the date of the offer it will speed up the process.

If you can provide a proof of funds letter when you send the offer it will help because they get a lot of investors saying they can pay cash and can’t. They want PROOF.

Would a deposit to the bank or simply a briefcase with the cash work? How about bank draft? What would be the best way to go about this?

It can be as simple as having a letter from your bank stating that the funds are available or a copy of you bank statement.

If you have the actual means of funds, send a letter along with the package, stating that you have funds ready and can close even sooner than the date of closing.

You can submit a letter (something stating you have available funds) ready.
