possible deal need opinions

4 duplexes and one 2 bedroom house for sale on 2 lots… Each duplex rents for $435 per month and the house rents for $450 a month… So 9 total units… Purchase price is 350k…

Owner is wanting something down… I asked if i could get a loan on the house as down payment… Then he would finance the rest of the balance… He said that would be ok…

Each duplex has 2 bedrooms and 1 bath…

Yearly taxes are 2500 and insurance is 3500…

One of the duplexes has a family member of the seller… She collects deposits, calls plumbers etc., cleans up after a tenant moves out, and shows prospective tenants… Her rent is reduced to 300 per month…

I’m considering offering 40k for the house as the down payment… Then owner financing the balance…

What would be a good dollar amount to offer?? The duplexes seem to be in good condition…They had repairs of 5000 over the last 12 months… But $2000 was lawn work( which i could do myself)… 800 was spent on utilities …

any help would be appreciated…

I’d pass unless the guy is willing to come off the price about half. Good luck with that, let some idiot buy it, then get in trouble then try to buy it from him.

Thats not a deal, you can buy these all day long off the MLS. Like John said, pass…

asking price is 350k… i’m guessing i could get it for 275k or so

This is a terrible deal, even at $275K.

Here is how I see this deal:

Gross Rents: $3,930
Operating Expenses: $1,965
NOI: $1,965

Mortgage Payment: $1,830

Cash flow: $135 per month or $15 per unit per month (WAY too low in my opinion)

I’d pass and find a much better deal.
