Well, if you believe there is no risk of losing the deal if you offer less, then go for it. The lower the better… But if you think the seller may go with someone else who may pay him his asking price and the asking price is good, then you may want to give them their asking price. It is just a matter of negotiations.

Make sure your FMV and Rehab numbers are correct.
