I recently faxed a proof of funds letter to a buyers agent that I down loaded from a Transactional lender. The S.O.B, basically laughed and refused to submitt the offer. He said it wouldn’t be accepted by the listing agent and was a waste of everybodys time. Of course I’m beyond P.O’d. I’m new to wholesaling and need a solution to this problem. I’m also worried that he may pass the deal to one of his clients. He was a little too excited when I introduced the property to him.
Contact the listing agent immediately, ask him and tell him what’s going on.
I’m with Herbster, contact the listing agent - skip the buyer’s agent. I was a realtor for 15 years - a lot of them are pretentious! The listing agent has to present all offers to the seller; however, the seller does not have to accept all offers. Under normal retail real estate transactions it would work well to have a buyer’s agent represent you, but as an investor, you don’t necessarily need them - plus most of them DO NOT understand investing and think only one way. Just another reason why I try to avoid working with Realtors at all cost unless they are investor friendly or investors themselves.
Charge it to the game. Never catch feelings in this business. I know how it feels when it appears that you have a monster deal on your hands, and it bottoms out. It is ok… At all times you should have your eyes on more than one potential deal. There are plenty out there. Go and get you another one. Learn from this mistake. That Realtor probably saw that you were a newbie and took advantage. He probably saw you coming 3 miles away, with your glossy new vista print business cards with the shiny case. lol. That was me also. Get you a newbie realtor that wants your business just as it is the other way around.

Try to be a little more selective in the types of property and sellers that you deal with. If dealing with a bank owned property you really need a verifiable pof (they will). If dealing with a private seller, most times pof wont be needed unless realtor is involved
