I am an investor setting up a lease option assignment (LOA). The property is currently vacant.
Perfect situation. Vacant houses are always better. Just tell the seller you’ll need to show the house to potential tenant/buyers so you’ll need a key. There’s no need whatsoever for them to be there.
If I were you I’d get something in writing giving you permission to show the house.

I suggest to contract to owner lease . Other wise hire the service of lawyer who is expert in this problems. You also hire suggestion to expert of real estate agent.
