I normally sift through lists from many sources with properties in various states of foreclosure. Many of these are difficult to decipher and/or delayed, inaccurate.
Would you share with me a concise, accurate source for learning about foreclosures in a timely manner?
Best place is the courthouse records. Many are online now.
2nd choice is newspaper/legal papers.
3rd choice is various foreclsoure listing firms.

Maybe you should consider some other lead sources besides foreclosure listing. I chased these list for a time but found I had greater success with these:
[]“I Buy Houses” and “Forclosure” Signs
[]Direct mail (postcards) to entire neighborhoods
[]From mortgage broker referrals
[]Eventually all my leads came from referrals and I was able to stop the signs and postcards.
The nice thing about this type of maketing is that you generally know about the distressed property before the rest of the list chasing world. Once people know what you do, you’ll be he go-to guy for short sales in your area.
Let me know if you’d like to look at some marketing samples.
