Please help I'm so new to bird doggin

Ok I’m just getting started in this bird doggin. I have NO CLUE how to start sending the investors leads. This is kinda funny because I have invested and flipped a property before so I should knw something.
What should I send them? Addresses? I have a good source. i don’t want to become one of those bird doggies that do waaay too much research contracts, etc. We’re supposed to just point them in the direction right?! Pls help. I want to send these leads asap as soon as I know how to. I know so many people have probably already answered this question also. I have read all of the forum archives. Literally. But something still isn’t clicking for me. HELP!!!

I have birddogged before and this is basically what I did. I was working in the the preforeclosure market but whatever market you are focusing on, you must find a way to contact the prospective seller. I chose to mail the prospects in preforeclosure.

So, once I get in contact with the prospective seller, I ask them information gathering questions. Since I worked in a Preforeclosure market, I ask them questions regarding their existing loan and any other liens/judgments against the property and I compare that with the comps that I got to see if there is any equity. If not, then it is most likely a short sale situation so I have a short sale guy that I give all my short sale leads to. I let the prospective seller know that my short sale guy is going to call them. Then I give to my short sale guy the owner’s name, address, phone number and any pertinent information regarding the property.

But if it is not a short sale situation, I have another guy that I post all the information that I gathered regarding the property and I just post it into his website. And that’s all I do.

So basically, my work that I did is

  1. contact seller
  2. run comps on property and compare it to loan balance
  3. give name, address, phone number, and any other information that I gathered to my investors.

This worked for me and it’s quite simple. The only difficult part in this whole equation is the mailing. I had to do a lot of mailing but in the grand scheme of things, it only took like 3 hours in one day to prepare the letters and mail them out. Then I have the rest of the week to wait OR prepare more letters to send out if you are considering sending them out into other cities. Me, personally, I send out close to 200 letters OR postcards every two weeks to 3 different counties.

thank you for responding. yep it really boils down to a numbers game. How did you get the sellers’ numbers? It seems to be slightly different here in AL with the info gathering phase. In Chicago it was extremely different. It seemed to be more resources. So far I have been on the foreclosure world web site another guy here provided. it gave me the add of current owners in distress. They suggested a letter to write but what did you say in your letters? How did you get your prefor contacts? What other types of birddoggin are there? Ru still bird dogging?
