Phone calls vs personal letters

Hi. I am hoping to get some advice to what has worked for you all. I have been focusing mainly on wholesaling and really like that part of the REI biz. I have done two very successful wholesale deals in the past. One was by cold calling the ugly house owner and the other was through a personal letter that I sent the owner. I am not too good at cold calling or speaking on the phone so I have decided to spend my efforts on my vacant houses through letters. I don’t think that is the wisest decision though because I feel that if I was a really good talker then I could get to the owners quicker with a phone call than with a letter. However in reading on how to make a system work for you, I have heard various opinions on this. Some experts say it’s best to have the owners call you and some say you need to be assertive and call them. What is the best way? I would like to hear from those who are successful with wholesaling because I love this area and really want to approach it with successful methods.

P.S. I want to add that I am a type “A” personality…pretty impatient, want to get to the check quick. I think I am hampered because I don’t have the gift of gab. How do I get that? Can I learn how to gab and make these owners feel comfortable in dealing with me? When I do talk to owners I get so nervous that I think it comes through and makes me sound unconfident.

I’m not much of a talker either but a “script” and getting the practice of talking to people who respond to your letters is the best way. I have gotten better at my talking skills by simply talking on the phone and making mistakes, then analyzing myself on what went wrong or right.
