Owner Occupant Seller Required?

Have an issue that I’m not sure how to tackle. I’m trying to get a SS request put together. The seller’s loan was originally established as an owner-occupant type loan. The seller is not now living in the home (a relative is), and I’m not sure that she ever lived there. The lender is requesting a financial statement that asks for property address, seller’s current address, # of people residing there, etc. Will the fact that the seller doesn’t live at the property blow the deal?

As a loss mitigator myself, I can tell you that I do not care if the seller is no longer living in the property. The most important facts I take into consideration are:

]Is there enough equity to payoff the total debt?
[*]Can my debtor still afford the payments, or can they bring cash to the closing?
