Pro for buyer: He gets the property and positions his leverage.
Con for buyer: He has to wait in line while the priority goes to the ones with a better financing position.
Pro for seller: This is one of the fastest ways to sell a property.
Con to seller: This can be complicated if done incorrectly.
My 2cents,
I like this format
pro for buyer… usually faster close - pay no points - often more creativity with terms - sometimes bad credit is not as much of an issue
con for buyer - interest rate usually higher - more compitition as many people are looking for owc

pro for seller - make interest on the money - as said - sell fast this way
con- not as much cash in hand - have to deal with buyer &/or potential buyers more hear sob stories, answer tons of questions, blah blah
