Out-Of-Town L/O deal

i have a potential deal about 250 mi from where i live. only thing holding up the deal is ME. i havent done a long distance deal before.

should i use a realtor to find a t/b? list on ebay/craigslist? how do i prevent the seller from cutting me out of the deal? i know this isnt a new topic but i cant find a specific post about this.

Don’t use a realtor, just list it on Clist, your own site, if you have one, and either let the seller show it, if they live there, or they will very likely have someone that lives close by. If the seller lives there, you take the leads, filter thru them, and then work with the seller to show the house. MAke certain after each showing that you talk to the seller to see how it went, as well as the applicant. If the applicant likes it, have them deposit earnest money in your bank account or send a check. I just did this and got a cashiers check overnighted to me. You just have to stay in the loop. Believe it or not, MOST sellers don’t want to cut you out because they want to use your experience to oversee the deal. THat’s why they go to agents. Can it happen? You bet! but it’s not like you might think. HAving said that, if the seller was already offering an owner finance or lease option on their own, your odds of being cut out do go up of course.

what you say makes perfect sense! i will stay in contact with the Seller and have the T/B overnight the check to me. i passed up several deals because they were out of town, no more.
