Out of state Owners

So I have been researching some properties using this method of finding cash buyers on my city’s mls, then using the auditor’s site to get the owner’s names/addresses, then yellowbooking for the contact numbers but encountered this problem.

Out of state owners. Obviously rehabbing or flipping cuz some of the costs were under 15k on decent properties. How can I find out how to contact these owners asap? As stated I can get their names/addresses but I think direct mail is too slow for negotiating wholesales/short sales. Anyone have a strategy for contacting these out of state owners that I can utilize?

You might want to try getting a private investigator to track down the owners cell phone numbers. It could run you $15 to $30 a name. Good luck.

Are the houses in the MLS? if so you cant if not put a for sale sign in the yard… The owner will call you…

lol no im not looking to sell the homes i find on the mls. Im using it to find possible investors. looking for the same name on multiple properties, finding cash buyers, deals that have obviously been negotiated to quite a low price; this such stuff.
