Online Foreclosure Listing Services???

I just wondered if anyone uses online foreclosure listing services where you sign up for a free trial and then they want you to join their membership and pay a fee after the trial period.

I did find some homes where the purchase prices are 57 to 90 percent below market value, so it looks a little intriguing but I’m just not sure if I should spend my money on something that I may be able to get free or if a realtor would have information on and I’d rather pay a realtor a finders fee or let them sell the property for me and give them the commission.

I thought foreclosures were public information so I’m not sure what to do on this. Where else can you find foreclosure listings and not have to go through these online “SIGN UP” websites and jump through hoops?

Banks that have loans as part of their own portfolio may have some foreclosures on their books. You could call some banks directly and ask them if they have any.

Either banks or several BPO’s can only give you that kind of list of foreclosure properties.

I know of good way to get Short sale and foreclosure listings direct. However they only work with those that are wanting to purchase multiple properties not at one time, but at least 15-20 a year.

Why would you want Foreclosure listings when you can get leads of people that are 45-90 days late and deal beat your competition by 4-6 months??? Just asking

Well if you are working with a top negotiation team that can negotiate a short sale within 60-90 Days, has over 500 of their own short sale listings, acquire over 100 on a monthly basis, and can give access to all Short Sale listings in one place, then you no longer have to talk to 50 different realtors in order to find the properties that you want.

Companies that are able to do that type of volume usually have direct contacts to the banks which is why they have expedited services. Meaning the more inventory that you are able to choose from in one place, the easier time you will have finding Short sale properties.

They are usually experts in getting the right price from the bank after negotiations making easier to get an offer, as well as placing the offer the right way in order to get the price that they want.

For example, instead of submitting a usually offer on a property, I give my investors a key way of submitting the offer without getting any counters. This is a proven method and is more effective because of volume and direct bank contacts.
