My caller today said “oh you must be some kind of bottom feeder looking for the lowest price you can get”
Well, it took a little effort to not snap back
with an equally negative offensive
remark. But, I sucked it up and said yea were looking for fixers.
But hell, it still gets to me, he hurt my feelings.
Where is that hard core take no prisoners investor I envisioned?
My most angry prospects are owners facing foreclosure.
Sometimes they ask if after I buy it can they rent it from me and buy it back at a later date, I say yea I can maybe do that.
I can’t tell them the truth, mam, you havnt made a mortgage payment in 2 years and you think I got STUPID tattooed on my forehead?
Or, I’m gonna wholesale your house to the nearest investor that has cash and he will evict you and rehab this hellhole and sell for top dollar.
You will be kicked to the wayside & squashed like the cock roach you are.

A long while back, an ornery caller insulted me with accusations that I was taking advantage of people with bad credit with my financing. He laid into me for not listing my (gargantuanly high) price in my ad. [Never mind, I don’t market ‘bargain prices.’]
Of course, that was after he asked me the price, but because I knew this guy was a troll, I told him that I didn’t quote prices over the phone.
Then I said, “I’ve told you what I want down and what the payment is. If you don’t have the down, or can’t afford the payments, then what difference does the price make?”
:banghead Well, that just ‘calmed’ things right down…

This is a good reason to direct all buyer prospects to an outgoing message that describes the house and gives the address. Once they get to the house, they see a direct phone number to call. This way, anyone who calls has seen the house, knows the terms, and has probably peeked in the windows. If they’re still trying to call you, they want to buy, not dick around with how you’re marketing the house, etc.
As for sellers, I rarely get into snit-fits with them. I think its partly because they are calling me, I’m not calling them, and because my ad copy includes a very specific benefit that I offer, and I refuse to negotiate over the phone. I insist on appointments to hear my offers. The ornery knuckleheads are the ones that won’t agree to my appointments. So, that’s how I mostly dodge bullets. I say ‘mostly.’ Crap happens.
I like getting those calls from sellers that have properties in distress, I had one that a tree branch fell thru the roof.
I rented it out to a handyman for cheap and made a killing on the rents over the next year.
I just rented a junk house to a handyman for $600 a month, the fair market rent on this house if in good condition wud be $850
It needs a water heater and tons of work.
Maybe I am a bottom feeder.
Man, you’re making the point that I have been screaming on discussion forums forever, and that is, not to over-fix a rental. I say, ‘clean and functional.’ In your case, it’s not necessarily clean or functional!!!
I got a bird dog applicant today asking questions by txt. Then he tells me I’m a blankity blank scammer and he was going to flag my CL post. I sent him photos of my checks and my bird dogs holding their finders fee. Of course he said it was all fake and he hopes I go to prison. He tells me no legit real estate investor would use people to find him houses.
Oh, the insanity of it all.
I told him he had a bad attitude, either to help me and get rich or go away.
How horrible to have a loser attitude like this, what can I do for him? Nothin.
He will justify his actions because he’s convinced I’m a scammer and will never know how close he came to improving his miserable life.
What’s interesting is I have buddies I grew up with that are struggling financially. The chatter between them is I must be doing something illegal. I have reached out to them to get involved in real estate.
My hobby is studying human behavior, but this concept of lazy, bad attitude hominoids has got me to lose respect for the masses.
OH well, we got better things to do, like marketing and finding some profitable deals.

It used to hurt my feelings, but now I just laugh it off. I’ve found that absentee owners are the ones that get the most butthurt over simply receiving a postcard. :argue
I love how it’s OK for people to receive 100% of market value for their house that needs $30K in work, but you’re the bottom feeder. LoL
