OH Homes ready to assign need contracts

Help, I have 2 investors ready to get out of the business (24 homes) in OH. I want to put them under contract and then assign them to other investors.

  1. I need a good contract for this.

  2. One has some outstanding loans but all being sold under FMV. Houses in fair condition but already have renters in some.

  3. One guy is selling at FMV but hes offering to pay closing, some repairs and cash out at closing to the end buyer.

Both are very motivated sellers. I am selling or assigning “as is”. Isn’t it the end buyers responsiblity to do all title searches? And the seller to handle all closing fees? Just need a little advise.
