When giveing second offer on same property—how do we make sure the first is null and void? Insert language into the second stateing that, and if so what would that language constist of?

Under conditions you can put :
I/We revoke all offers previously made on the subject property.

But this is binding only if they sign and accept the 2nd offer. Otherwise you would have no proof they even saw it.

You can’t use a mutual recission and release but they did not enter a contract with you to begin with.

You could have them write a letter of rejection for purchase agreemnt on blankd date for blak property.

In my state a counter offer or a rejection automatically makes the first contract unenforcable.

I put a clause is all my offers that states that the offer is null and void after XX hours commencing at XX:XX on XX date…this prevents problems like this and reduces how much the seller can shop the offer.
