What is the best way to locate sellers, that would be “willing” to sell you their home subject to? Right now preforclosures aren’t good for me b/c I don’t have 10-30k to put into home to bring mtg. current and do cosmetic rehab that property may need.

Do most people have success trolling through the FSBO’s in the sunday paper and if so, wouldn’t you wind up paying close to retail for the property as a means to entice the seller to go subject to?

REI marketing reminds me of that commercial where several fisherman go out on a lake and everyone goes in the same direction, except one fisherman. I think it’s a Fidelity commercial, but not sure. Anyway, the moral of the commercial is “Don’t do the same as everyone else - be original!” People scour the FSBO’s and courthouse records looking for certain people to mail to. By that time, those homeowners already have gotten upteen postcards and letters.
