This may sound ignorant but here it goes. If I find a property that is listed with an agent, is it wrong to fax or email the listing agent with my prequal letter and an offer amount?

No, it is not wrong…it will basically, however, have the validity of a ‘verbal offer’…if the seller is interested in what you have to say, they will ask for a contract.

In Texas, the other agent won’t represent you, so anything you tell them will most likely be relayed to the seller. If the seller agrees, the agent will provide an additional document that allows the broker to work with both you and the seller to get the deal closed.

You may want to hire your own agent since the seller already agreed to pay the commission. It’s just a matter of whether their agent will get all of it or split it will your agent.
