Now what?

I have been building my buyers list and have one that is looking for just about anything. Now the hunt. One thing that I want to get straight, If I find a property that I feel is to good to pass up, should I present it to the buyer before I put it under contract and see if he is interested or put it under contract first

Yes ask him first before you put in under contract that way if he isn’t interested you can find someone else than if that person is interested get it under contract.

Just make sure you don’t give out too much information(like seller address and phone #)otherwise the buyer could go behind your back and deal with the seller himself.

Not to insult the previous post. I believe that you should get it under contract befor you present to buyers. Just for the simple fact that the Seller could contract with someone else. Then when you have an interested investor, you would have to tell him you were unable to secure the property to sell him. You could present the buyer before you have the property under contract but you risk losing that person as a buyer if you find anther deal.

When you first begin working with a buyer I would recommend putting the home under contract prior to telling the buyer about it, because there are a few crooked buyers that will try to bypass you.

Once you have a working relationship going with the buyer then you could call him/her before you put a home under contract. I have that type of relationship with about 70% of my buyers now.
