I have several rental properties and have been looking to diversify. Flipping through the channels I stumbled upon Russ Dalbey’s Winning in the Cash Flow Business which dealt with the buying and selling of notes. Of course, he makes it sound soooo easy.
Does anyone have any experience in this arena? If so, have you ever heard of Russ Dalbey? Please advise!

What part of what you learned about trading notes do you like.
I have focused a large part of my career on trading delinquent mortgage paper. Its a good business now, and has been for all of the last decade.
What area do you think you could add value in, in this industry?
there were some folks on this board a few moths back the had the course but were not happy, as it was looking more and more like the course was intentionally written to confuse. that doesn’t make much sense at first but it does make sense when you have to call the support line each time for clarification and questions, and your money is being extorted from your wallet with each ticking minute.
i still say that if these guys were SO successfull and wealthy, and this stuff really was so difficult, why are they on late nite TV plugging a ‘course’?
you can save a lot of money and time, and aggravation by just reading this forum. all you will ever need to know is in these threads. when u get stumped, ask questions. there are a lot of experienced and helpfull folks here for you. good luck!
i agree with the poster, that this forum and others are great ways to learn, finding an unpaid mentor (successful people are often willing to share their ideas, and knowledge), and by other methods
i do think the “late night tv’ers” fill a void to. so often people dont know where to start, and if starting by trying to offer an unsuspecting seller a no money down lease option is where to start?, so be it

one way or another, late night tv’er have helped me, and good for them that they made money in the process, its the american way
Yes I have the course. Bought it back about 1.5 years ago. The note business is tough, and like any business, it takes awhile to get going. I bought it for 23 bucks
Anyways…no one pays you for your time so if you are not closing deals you are not making any money. Its hard work and your money is dependent upon lots of people i.e. note investors, underwriting, motivated note sellers, etc. I would personally not get the course again. Unlike the commercials it IS HARD WORK and it drove me nuts expecting money to flow in like water. Well…that’s how Dalbey makes it sound. Not the case. I decided to start buying properties instead. Heck I even have 4 notes myself that are cashflowing hogs. I would say pass on his system,

i should clarify that i was not referring that buying notes or houses for that matter is by any means easy to do or easy money becuz we all know it’s not. what i meant was that by most accounts, the methods are easy, and often easy to grasp and with a few times doing it, gets easier to actually accomplish. just takes a while to get going, along with determination and perserverance.
i have to admit that i bought Carelton Sheets course, yes from a late night guru. he is obviously successfull. i found the course well written and easy to understand, and implement for that matter. just not worth the money to me becuz i found the same stuff on here and a few other forums for free, all while i was waiting for the Sheets course to arrive at my door.
on another note, roughly 2 weeks for delivery and about 30 bucks extra! hmmmmmm… :o
