no title

there is a mh in the paper i would like to go look at but it says in the ad “no title”. is it not wise to buy w/o a title? what would you do in this situation?

Yes it is NOT wise. There has to be a title to go along with the MH. If the seller doesn’t have one then I would not do the deal. Also the owner’s need to call the Dept. of Commerce or whoever handles titles for private property and request a new title to be sent. Its a definite red flag if they have no title. If they give you the standard “I’m just not sure where it went” or…“Were still looking for it, do you want to buy it” or…“We should have it in a couple of weeks and we will send you the title when we get it” then run not walk.

Alright, that’s the answer I was expecting. A lady that works for a bank told me that getting a title to a mh was as easy as going to the DMV website, entering the VIN number, and paying about 20 bucks… sounds a little too easy.
