NO MORE SECTION 8!!

I’m done…no more section 8 again. The Raleigh Housing Authority breeds incompetence.

Failed inspection today and don’t even know why. The indian lady inspector didn’t speak good enough English to tell me why. I’m positive she didn’t have a clue what she was doing either. This lady had no construction background. She had no clue what or how a hot water heater worked or how a central air system operates. Only thing she looked at was cosmetic stuff. Not totally sure why she failed the unit, but I’m guessing it has something to do with the windows and a small hole in the linoleum. She pointed and mumbled then. What a joke. Re-inspection is automatically 30 days later. 30 days I’m not getting rent. 30 More days that is this house sits empty. This house is only 10 years old and probably my best property. I would actually live in this house!

We just moved in a tenant who’s already complaining about the floors not being carpeted. This house has good hardwood floors that I painted over with a nice oil-based brown paint. She put some scratches on them by scooting her furniture around during the move-in. Never during the time she looked at the house was there anything mentioned about carpets - period. What a joke. She’s getting a free ride (well, she pays $52/mo to live in a 4/2) and it’s STILL not good enough.
On the flip side, our inspector here will work us in for the re-inspections pretty much as soon as we fix all the hits. He knows what he’s looking at. I can’t imagine dealing with someone like you talk about.

You unload every one of those HEAD ACHES and build yourself ONE SELF STORAGE WAREHOUSE and ENJOY being a land lord!!

My units are now running at 100% FULL…

Americans will WALK AWAY from their HOMES and lose them to FORECLOSUE…But they’ll rent a SELF STORAGE UNIT to house their VALUABLE BEANIE BABY COLLECTIONS!!!

When you open one of these units at the AUCTION almost no one bids on this junk…SO…

I PURCHASED Four 30 yard dumpsters at auction last month for $1500 EACH…Now all I do is pay a guy to pick them up once every 2 or 3 months and take MY dumpster to the dump…No more dumpster rentals…Just a tipping fee and $100 for the pickup.

SELF STORAGE: Best move I ever made…HATED, HATED, HATED every SECOND I was a residential land lord.

Someday, someday man. Thanks for the motivation. Do you think you could have gotten where you are at now without dealing with deadbeats on the residential side?

I like to think someday I will get into commercial stuff. But right now I just don’t have the $$ that takes, unless the market bounces back and I can unload my properties now for what the county thinks they are worth!

Was there a certain point where you felt like you had enough equity so you could sell your residential properties and move into commercial?
Did you pretty much make a clean break from residential or did you hold some of them while you did your first couple commercial deals?

Hi everyone. So it was bound to happen, has been a few years, but we have the classic case of the tenant in my unit.Couple and child and cat, in a good all tile, recently renovated unit.

Problems began when I refused the tenants request of modification of the unit inside and for another sublet of one bedroom.

I have signed complaints from property managers that they are running a business from the unit, in violation of the lease.

Don’t know what I’m gonna do. If anyone else has any suggestions please provide.

LOL…Same thing here in Indianapolis! I tried it once and it was ridiculous…waited for them to come out to inspect. They came and tagged me for a couple small things. I fixed them in 2 days. Waited 3 weeks for them to come back. Waited another 2 weeks for the go-ahead. Never again!!! Could’ve rented the place 5 times in the time I spent waiting for the idiots to get back with me. Bureaucracy at its best!

Well I had some fun today down at the section 8 office. I went down there to talk to the inspectors boss. I was just hoping that this inspector that didn’t speak english was being a pain for some reason and that I could in fact get another inspection scheduled quicker. The lady at the front desk calls this inspector’s boss and she refuses to meet with me. She wouldn’t meet with me without an appointment. To make an appointment I had to fill out a contact form and wait for her to call me. What a joke. She is like down the hallway from me and won’t come out of her office, coward!

SO I came up with a plan. I went in another door to the building that led me into a part where the tenants are suppose to go, not the landlord. I played a tenant and needed to talk urgently to this inspector’s boss about an emergency with a property. This desk secretary gives me her direct number. I walk out into the parking lot and call her from my cellphone. She wanted to know what I wanted. I told her my house was ready for re-inspection and wanted to schedule it right away. She says no you have to do it 30 days from when the offical notice of failure of the inspection letter is sent out (which hasn’t even happened yet). I told her I was not going to wait 30 days. After a long pause I told her I was going to rent it to someone else, I was a business and not a badly mismanaged government program. She starts telling me I need to fill out paperwork to “release” this property. I told her to mail me a contact form and once I recieve it I will contact her about doing this form 30 days later, said goodbye and hung up.

I will never again do section 8
