I am looking for tips on how to market good cash flow deals to investors who do not have many properties on their credit at the current time and could use some help finding and analyzing deals. I know there is interest out there but am unsure how to reach it. We have put together a few deals that are literally no money down. Even the closing costs are paid. The properties’ expenses are budgeted liberally and income conservatively. The deals cash flow from day one and have about 10%-15% equity in them. However, our current network of people is limited and most do not know the first thing about real estate investing. So, it’s a process of educating people AND marketing at the same time. It’s frustrating. I’d prefer to deal with those who actually want something like this but don’t know how to reach them. Any tips for educating people to gain interest, creating a buzz about what we are doing and reaching those who are interested but don’t know where to go? It’s almost like we need a matchmaker. I assume that wholesalers and other investors have some experience that would be of help. Thanks for any thoughts.
SSB - can you post an example of one of the deals you are referring to? I am curious to see some numbers and get an insigh on what you consider a good deal.

Try a Craigslist auto poster (google it) and create a simple one page website with an example of one or two of the deals and your contact info.

An answer to your questions where to market.
-Email it to all of your real estate contact, family, friends and contacts. Ask if they know anyone interested.
-Real Estate Clubs, Forums that is were investors hang out
-Loopnet, Craigslist, Backpage, RehabList, DLGInvest.com and other posting sites
-Local agents, List on MLS, Brokers.
-Find people selling similar properties and offer them a commission to bring a buyer.
