I don’t have money for advertising right now, so I have been cold calling FSBO’S, and they just aren’t really interested in talking with investors. Am I the only one that has this problem? I have called on 21 FSBO’S this week, with no success. This is very discouraging. Can anyone give me some advice?

Sorry to leave your post un-answered for so long.
Don’t get discouraged yet. I’ve had times where I’ve made 50 offers and didn’t get a single deal. Some people say you need to look at 100 deals before you get one. It’s all part of the learning process.
Most FSBO’s aren’t interested in talking to investors or realtors.
It’s just a numbers game. Don’t take it personally.
You might consider being more selective than merely calling FSBO’s…
For example, why not call landlords who have property available to rent? That’s a very natural way to find easy lease-option or sub-2 deals…
This is the hardest way to start… My Opinion…
You need to get the calls coming to you… better positioning… and have a way to automate to create the best use of your time…
I do however have students doing it with some success… Against my better judgement… lol… Hey, if it works…
You just have to create new rules… like… they know calling on 30, 40, 50 houses… they might find a deal… they might not… they try to find a more targeted list… for instance foreclosure lists… (Again, I hate chasing those)
My reccommendation… is to change your thought process… from I don’t have any money… to I’ll ge thte money to make it work…
It’s the difference for the successful and the not successful…

Calling on FSBOs is pretty much a waste of your time. Even if you can’t afford alot of money there are things you can do to let people know you buy houses. Go to office depot and get a box of cards done for about 20.00 and get them out everywhere. Also, make up some flyers and put them on public boards, laundramats, grocery stores, phone booths, anywhere you can think of. Call some realtors and get them to help you find expired listings. Drive around and find some vacant houses and call on those or write letters.
