NJ Wholesale Contracts Help

Hi All,
I am struggling with the RIGHT purchaser and new buyer contracts to use for Wholesaling. I have a set of contracts and I was just informed they are more of an agreement vs a contract. I am curious to know what other New Jersey investors are using. Thanks so much for your time and feedback, it is greatly appreciated!

Use a contract that attorneys and Realtors are familiar with. Then just add your addendum to the contract thereby turning any contract into your contract. The addendum will override certain provisions/clause in the main contract.
