I would like to avoid the time and frustration of placing ineffective ads and then waiting for results that are not going to come. Could someone give me examples of the advertisements they place when searching for sellers, especially when looking to develop sandwich lease options. Thanks.
If you are looking for copies of ads either go online to a site that lists all the newspapers and check their ads or go to the library and look in the papers there. We have never advertised in the newspaper, and I
believe it to not be so effective. I have heard of many
successful investors utilizing newspaper ads, however
I personally wouldn’t want to be advertising in the
newspaper with 3-10 other investors!
I like to be the only game in town, at least in the sellers
mind.
Think about, if a seller goes to the newspaper to look
for someone to buy there house, they see many other
investors advertising as well. Your value quickly diminishes in
their eyes.
Even when my team puts out signs, if someone else is
advertising where they want to put my sign, I tell them
to “PASS”, as I don’t want to advertise with other people.

What is your means of advertising then? Her in my town of 275k we only have 1-3 ads per week. Lately 1.
If your newspaper only has a few investors, no more than 3, then
you may get an “ok” response. Again, I have never advertised in
the newspaper.
To be the only game in town (to the sellers eyes);
-Car signs/magnetics
-Roadside signs
-Doorknocking
-Letters
Those are just 4 methods. If you do all 4 with great ad copy you
will have more deals than you can handle…
I place this AD and it seems to work ok for me as a good balance between inexpensive and effective. I think the NEED part pre secreens the people who are not motivated.
