I’ve been reading and attending seminars on real estate investing for a couple years and am ready to get started. I don’t have alot of cash nor great credit, so wholsaling and birddogging is a good place to start for me. Can anyone point me in the right direction on what I need to get started? A mentor that lives in Northern California would be great!!

Thanks for the advice. I’ve attended a couple of REI clubs in my local area. Is it common for investors to need birddogs? Do I need to create a paper trail to make sure the leads they get from I get paid for? Or is it just oral agreements?
