I’m a new investor and wanting to start wholesaling. I want to know what “lists” I should mail to for wholesaling? Since the property needs to be distressed or the owner should be in arrears on their house payments, what mailing list works with wholesaling? Absentee owners, preforeclosures, probates, free & clear, etc? What, if anything, CAN’T be wholesaled? Please :help
- Get your list of buyers
- Contact people with home that meet your buyers needs…Any home that can be put under contract for less money that you can sell that contract for will qualify…
Don’t complicate it…You can use MLS listings, FSBO’s, Out of towners, HUD homes, distressed owners.

Thanks Eric! Those sound like some good ideas. How would I get a buyer’s list going if I don’t have a house to wholesale yet?
The easiest and quickest way to find wholesale deals is to drive around low priced neighborhoods and track down sellers who own the ugly vacant houses.
The mail isn’t the most cost effective way of finding wholesale deals. Your better off spending your money to give people $25 a house that they spot that’s ugly and vacant.
